Big Design Ideas for Smaller Homes

There are a number of reasons families might want to make better use of the space they have in an existing home or a plan for a new home. As a family grows, lifestyles change and space for storing toys or doing homework is at a premium. Multigenerational living, where elderly parents, grown children or other relatives all live under the same roof has become common. Another reason may just be cosmetic, and the best way to keep clutter at a minimum.

Home builders and remodelers are responding to the demand by maximizing the utility of living spaces without sacrificing visual appeal. With creative storage and built-in features, dining rooms can become a home office or game room in minutes, living rooms can be used for family meals, and foyers can store much more than coats and umbrellas.

In new home construction, smaller-scale, walkable communities have become popular. To accommodate the size constraints of a narrow lot, homes are being designed with features like stacked garages where two cars can be housed trunk to hood instead of side by side. Using flexible walls, attractive flooring material and a roofless interior garage space, the area can easily be converted to a patio for entertaining.

Improved energy efficiency of windows and doors means homes now feature more indoor-outdoor connectivity. Moveable walls and outdoor spaces tucked within the home’s floor plan provide for better flexible use of the space, as well as improved privacy in densely populated areas.

The often-unused space under a stairwell can be engineered to accommodate filing cabinets or drawers, or even to create a sanctuary for the family pet complete with a bed and gates to close it off. Drawers built into stair risers are a great place to store small items such as gloves and hats or art supplies.

The trend extends to home furnishings, as well. Murphy beds, where a piece of furniture conceals a bed that can be set up for sleeping in few minutes, have been around for many years. Modern murphy beds are hidden not only in armoires or bookcases, but new designs feature beds that lower from the ceiling electronically at the touch of a button, or fold out from inside a desk or counter.

Other creative, multi-purpose furniture designs include dining tables that convert to a billiard table, bookcases that contain fold-down chairs for when you’re entertaining more than the usual number of friends and family, and cocktail tables with trays that pull out for eating in front of the television.

Wayne Moore Is 2012 HBA of Greenville Builder of the Year

Each year, the Home Builders Association of Greenville recognizes excellence in craftsmanship, service to the industry, commitment to the community, and member recruitment and retention, with a variety of awards.

The highest honor bestowed annually is the HBA of Greenville Builder of the Year Award. Sponsored by BB&T bank, the HBA Builder of the Year award recognizes an HBA member who has made a commitment of time and talent through committee and program participation that helps strengthen the association for all its members. This builder represents the highest level of integrity and honesty in the home building industry. The 2012 Builder of the Year Award was presented to Wayne Moore, president of Harold Moore Builder Inc. at the association’s Housing Market Forecast meeting in January. A second-generation builder, Wayne is a longtime member of HBA of Greenville and has served as the association’s president twice. We congratulate Wayne on this outstanding honor.

HBA of Greenville brought back the Remodeler of the Year Award in 2012 to recognize the important role remodeling plays in our industry and to honor a member remodeler who has served tirelessly as our membership chairman. The 2012 HBA Remodeler of the Year is Mike Freeman of ACA/Freewood Contracting. Mike presently serves as HBA Vice President and will serve as President in 2014.

HBA of Greenville also recognizes an Associate Member who has made a significant contribution to the local home building industry during the year through volunteerism, member recruitment, and sponsorships. To honor a longtime associate member of the HBA, the award was named the Richard A. Ashmore Associate Member of the Year Award. Richard Ashmore was president of Ashmore Brothers Contracting and was an active supporter of the Home Builders Association of Greenville for many years. The 2012 award was presented to Jon Statom of Palmetto Exterminators. Jon has served for several years on the HBA Community Service Committee and this year was elected to the HBA board of directors.

Every year, the HBA of Greenville president recognizes those who have been especially helpful throughout the year with the President’s Choice Award. Robert Markel, 2012 HBA of Greenville President, selected Chuck Childress of BB&T, Jason Freeman of J. Freeman & Associates and Bob Barretto of GBS Building Supply as President’s Choice Award recipients for 2012.

Finally, HBA of Greenville chooses a committee chair that has shown outstanding leadership throughout the year. The 2012 HBA of Greenville Committee Chair of the Year is Associates Committee Chairman Scott Presley of Greer State Bank. Scott’s committee is tasked with planning member programs and events. Home building headed for continued growth in 2013

All segments of the home building industry should continue to grow in 2013, according to Dr. David Crowe, Chief Economist of the National Association of Home Builders. Dr. Crowe was in town last week for HBA of Greenville’s annual Housing Market Forecast and the overwhelming feeling in the room was that housing is on the rebound.

Growth in the housing industry remains critical for the economy as a whole, as the preliminary fourth-quarter GDP report from the Bureau of Economic Analysis shows. Due to declines in government spending and business inventories, the initial estimate for economic growth for the last three months of 2012 turned down at -0.1%. However, home building was a net contributor on the growth side of the equation for the seventh consecutive quarter.

Greenville’s housing market has been improving for 14 consecutive months, according to NAHB’s Improving Markets Index, with residential building permits up 32 percent from 2011 to 2012.

Dr. Crowe said he expects this growth for home building to continue in 2013 in Greenville and in many other parts of the country. For the single-family market, there were 535,500 housing starts in 2012, a 24% increase compared with 2011. The current rate of single-family construction is now up 74% from the market low point of March 2009 but represents only 44% of “normal” conditions (levels of activity comparable to the period of 2000 through 2003). For 2013, the forecast is that single-family starts will total 650,000, a growth rate of 22%. And, it is expected to accelerate into 2014, when single-family construction will grow another 30%.

Multifamily construction will continue expanding into 2013, as well. This rebound has come more easily than other parts of the housing industry due in part to the strong demand for rental properties. Multifamily starts totaled 244,500 in 2012, a growth rate of 37%. NAHB expects this trend to continue, with slowing but still positive growth in future years. For 2013, multifamily starts are expected to be 299,000, a 22% increase over the prior year. And in 2014, a smaller 6% growth rate is predicted to reach total starts of 317,000.

Remodeling also should benefit from generally improving housing conditions in 2013. Total remodeling activity was up 4.5% from 2011 to 2012, despite the temporary sunset of a commonly claimed energy-efficiency tax credit for existing homes. For 2013, NAHB forecasts additional 2.4% growth, with 1.7% for 2014.

The across-the-board growth predicted for the housing sector should result in job gains in 2013, Dr. Crowe said. NAHB estimates that, on average, every single-family home that is built generates enough work to create three jobs. Correspondingly, every multifamily unit constructed and every $100,000 in remodeling expenditures each generates one job.

Time to Buy: Greenville Housing Market Shows Consistent Improvement

For anyone in the Greenville area that is waiting on the sidelines for the housing market to show signs of recovery before buying a new home, that time has come. According to the National Association of Home Builders/First American Improving Markets Index (IMI), economic indicators show that the Greenville market has been steadily improving for 14 consecutive months.

In December – for the eighth consecutive month – the Greenville Metro area was listed on NAHB’s Improving Markets Index. Because a market must improve for six months before being listed on the index, that means Greenville’s housing market has been improving for 14 consecutive months.  In addition to Greenville, Anderson and Spartanburg both were added to the index in recent months.  Other improving markets in South Carolina include Columbia, Florence, and Charleston.

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. It measures three sets of independent monthly data—employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau—to get a mark on the top improving Metropolitan Statistical Areas.

While tough conditions continue to prevail across much of the country, momentum is building in communities such as Greenville that are showing consistent, measurable improvements in economic conditions.

These steadily improving economic indicators should give potential home buyers more confidence, but they are far from the only reason to buy a home.

Owning a home is the foundation of the American Dream. The emotional benefits should be considered just as much, if not more than, the potential financial advantages. A home is a place to create family memories and build a sense of stability, pride and accomplishment. At the same time, it serves as a long-term investment that can provide for children’s education and a home owner’s retirement.

Not even the smartest economic experts can time the market to make sure they buy at the lowest point and sell at the top. But with competitive prices, interest rates at record low levels, and plenty of banks willing to make loans to qualified borrowers, if you’ve been thinking about making a move, now is the time.

HBA of Greenville Hosts Annual Housing Market Forecast On Jan. 30

The Home Builders Association of Greenville will host its annual Housing Market Forecast on Wed., Jan. 30, at TD Convention Center featuring National Association of Home Builders Chief Economist David Crowe and Dale Akins, Founder and President of The Market Edge.

The annual forecast offers predictions for new home construction and remodeling expenditures locally, regionally and nationally. It also includes economic trends and analysis of the home building industry and consumer preferences, as well as analysis of government policies that affect housing.

The Housing Market Forecast is among the most well attended HBA meetings of the year. The information presented by Dr. Crowe and Dale Akins is valuable not only for those of us in the housing industry, but for anyone who is interested in how housing trends affect our overall economic health.

Dr. David Crowe is Chief Economist and Senior Vice President at the National Association of Home Builders (NAHB) where he is responsible for the development and implementation of an innovative model of the local economic impact and fiscal cost of new home construction in more than 500 local markets. His research concentrates on home ownership trends, tax issues, demographics, government mortgage insurance, local land use ordinance impacts, and the impacts of housing on local economies. Prior to NAHB, Dr. Crowe was Deputy Director of the Division of Housing and Demographic Analysis at the U.S. Department of Housing and Urban Development. He has served on federal advisory committees to the Census Bureau and to the U.S. Department of Housing and Urban Development.
